FSI, FAR, GCR and VPR are related to the field of real estate.  It represents the calculation based on the ratio derived by dividing the Gross floor area with the total size of land on which the building is made.Thus, simply FSI, FAR, GCR or VPR = Gross floor area/ Area of the plot.

Gross floor area includes area of all floors just leaving those areas which are exempted under certain regulations. The maximum permissible Floor Space Index, Ground Coverage Ratio and Volume to Plot Area ratio shall be in relation to land area and land-use/activity; as stipulated below:

FOR INDUSTRIES

  • Permissible FSI in 1 ( Developed Areas )
  • Permissible FSI in 1.5 (Proposed developed , redeveloped or partially developed in terms of infrastructure less than 50% of the Notified area )
  • Addition upto 0.5 can be purchased from MIDC by paying a premium amount @ 25 % of prevailing MIDC Industrial rate. It makes the total FSI to 1.5  (Required FSI  x 25% of MIDC Industrial Rate.)
  • Information Technology  / IT is an  Industrial Activity, the permissible FSI is 1  .  Additional upto 2 can be purchased by paying a premium amount @ 30 %  of the prevailing MIDC Industrial rate. It makes the total FSI to 3. (Required FSI x 30% of MIDC Industrial Rate.)

FOR HOTELS

  •  Hotel falls under Commercial activity. Permissible FSI in 1, addition upto 1 can be purchased from MIDC paying 30 % premium of the prevailing MIDC Commercial Rate for hotel upto 3 Star & 40% premium of the prevailing MIDC Commercial rate for 3 & above Star hotel. It makes the total FSI to 3
  • Required FSI x 30% of MIDC Commercial Rate (upto 3 Star hotels)
  • Required FSI x 40% of MIDC. Commercial Rate (3 & above Star hotels)

The permissible ground utilisation is 50% of the plot size. For eg. The plot size is 500 Sq.mtrs, the permissible FSI is 500 Sq.mtrs. ( 1: 1) The construction will have different floor plates keeping into consideration 250 Sq.mtrs authorised utilisation of ground.
