Floor Space Index( FSI) or Floor Area Ratio (FAR) is the ratio of building’s total built-up area to the size of plot on which is to be built.
Talking in specific about MIDC Leasehold land, the Permissible FSI & additional FSI depends on the Type of Land.
Permissible FSI in 1 ( Developed Areas ) & 1.5 (Proposed developed , redeveloped or partially developed in terms of infrastructure less than 50% of the Notified area). Addition upto 0.5 can be purchased from MIDC by paying a premium amount @ 25 % of prevailing MIDC Industrial rate. (Required FSI x 25% of MIDC Industrial Rate.)
Permissible FSI is 1. Additional upto 2 can be purchased by paying a premium amount @ 30 % of the prevailing MIDC Industrial rate. (Required FSI x 30% of MIDC Industrial Rate.)
Hotel falls under Commercial activity. Permissible FSI in 1, addition upto 1 can be purchased from MIDC paying 30 % premium of the prevailing MIDC Commercial Rate for hotel upto 3 Star & 40% premium of the prevailing MIDC Commercial rate for 3 & above Star hotel. It makes the total FSI to 3
- Required FSI x 30% of MIDC Commercial Rate (upto 3 Star hotels)
- Required FSI x 40% of MIDC. Commercial Rate (3 & above Star hotels)
The permissible ground utilization is 50% of the plot size. There are restrictions of the floor rise also. The floor rise depends on the width of front road.
