All about Trans Thane Creek ( TTC) Industrial Area,Navi Mumbai

Maharashtra Industrial Development Corporation (MIDC) is a project of the government of Maharashtra state in India and is the leading corporation of Maharashtra. MIDC has set up many Industrial Parks across Maharashtra.

Trans Thane Creek, popularly known as TTC, is a creek running between Thane and Navi Mumbai. It is popularly known as Thane- Belapur region, having one of the largest industrial regions in India which are set up by MIDC.  The total area of the TTC industrial estate is 27 Sq Kms, comprises about 2200 industrial units comprising from large, medium and small carrying out different activities. Most of the industries in TTC have come up on the leasehold land of MIDC but there are some industries also on the Free Hold Land. The industrial area has been divided into following clusters:

INFRASTRUCTURE

Telecommunication Facility and Broadband

  • MIDC has allotted land to M/s. Mahanagar Telephone Nigam Ltd. (MTNL) for the construction of Telephone Exchange at Turbhe, Rabale & Mahape. These Exchanges are fulfilling services of the telephone network in TTC Industrial Area.
  • Companies like Tata Telecommunication, Reliance Infocomm, Bharti Airtel etc. are providing telephone network in these areas.
  • The internet services of MTNL, TTML, Reliance, Bharti Airtel etc. are providing high-speed internet services in TTC Industrial Area.

Water

  • Water supplied to the industries from MIDC’s own Barvi Dam which is constructed on Ulhas River.
  • 24 x 7 water supply is made available to industries in TTC Industrial Area through 80 mm to 1590 mm dia water supply lines
  • The total length of water supply network is 180 Kms. Daily 50 MLD water is supplied to TTC Industrial Area.

Power

  • The power supply in TTC Industrial Area is made available by Maharashtra State Electricity Distribution Company Limited (MSEDCL)
  • Electric Sub Stations in TTC Industrial Area – Kalwa – 400 KV, Mahape – 220 /22 KV x 3 Nos., Rabale – 100 KV, Nerul – 220/22 KV

Roads

  • MIDC has developed total 135 Kms road network in TTC Industrial Area.
  • MIDC handles the entire road network including streetlights excluding Shil-Mahape road of 7 Kms to Navi Mumbai Municipal Corporation for further maintenance in November 2004.
  • The work of widening of Shil-Mahape road & construction of Flyover at Mahape junction in TTC Industrial Area is completed by MMRDA.

Fire

MIDC has provided Fire stations in the industrial area. Besides, fire support is also extended by Vashi and Kalamboli Fire Station.

Transportation of Goods

Trucks and Containers for movement of goods are easily available through Vashi and Kalamboli truck terminals.

POLLUTION CONTROL MEASURES

Effluent Disposition

The MIDC has made its own arrangements for treatment of effluent. There is no direct or indirect discharge of effluent in the water bodies. Out of 571 effluent generating industries, major units are textile, chemical, and bulk drugs, pharmaceuticals, dyes, pesticides etc. The partly treated effluent of the SSI units and fully treated Effluent of MSI/ LSI units is carried through MIDC closed pipeline to Common Effluent Treatment Plant (CETP).

There is only One Common Effluent Treatment Plant (CETP) which is fully functional in TTC. The capacity of the CETP is 27 MLD and based on extended aerations activated sludge process technology.

Phase-I 12 MLD capacity 1997
Phase-II 15 MLD capacity 2006

The total length of pipeline is 7.1 Kms with a diameter of 900 mm. About 4 Kms part of the pipe is on land, another portion of 2 Kms is tidal zone and remaining 1.1 Km is in the submerge zone. Effluent is discharged through gravity and quantity of effluent is 26 MLD. There is no spare capacity of CETP.

Most of the area of TTC MIDC is covered with MIDC drainage system which carries effluent of the industries to CETP for further treatment and disposal. A Little part of TTC MIDC Area particularly at Digha, Airoli, and part of Mahape is not connected with the MIDC drainage system due to topography. The major units are using their treated effluent for gardening in non-monsoon season and discharging treated effluent to CETP by tankers in monsoon and quantity of effluent is about 40 m3/day

Liquid discharge Norms for the New Industries: 

All new industries in TTC Industrial Area are allowed only with Zero Discharge since the CETP does not have the surplus capacity.

Air Emission

All the air polluting industries are required to be provided with emission control systems such as Scrubbers, Wet Scrubbers, Dust collectors and stacks of sufficient height.  MPCB has been monitoring air emission of the industries.

Solid Waste Management (Hazardous and non-hazardous)

Mumbai Waste Management (MWM) is providing the membership to the industry and collecting solid waste from the industries.

Some industries generate hazardous waste from their process. TTC Waste Management Association has provided Common Hazardous Waste Treatment Storage and Disposal Facility (CHWTSDF) for the disposal of the Hazardous Waste. The hazardous waste from the industries is discharged at the facility by either direct landfill (DFL) or landfill after treatment (LAT) as required.

Details of industries in TTC as per the category are as under:

1. Highly Polluted Industries (Under CREP -17 categories) 23
2. Red Category Industries (54 categories) 548
3. Orange and Green Category Industries 1478
4. Grossly Polluted Industries NIL

LAND AVAILABILITY AND RATES FOR INDUSTRIAL USE

MIDC does not have any land for allotment to new industries. No new land can be acquired by MIDC in or around TTC. The MIDC Plots are available for resale only. Current MIDC rate of the Plot is Rs 20,750/- PSM. Road width charges are applicable from 5 to 15% depending upon the width of the road. However, the current market rate is ranging from Rs. 35,000 to 40,000/- PSM depending upon the location and the size of the plot. Small plots are expensive.

COMMERCIAL ACTIVITY AND RATES

Sanpada, Nerul and Jui Nagar have become the commercial hub centers. Most of the industries on the highways have converted their plots for Commercial activities such as Automotive Show Rooms and Offices. The MIDC rates for commercial purpose on the MIDC plot is Rs. 62,250/- PSM as against the market rate of Rs. 1,25,000/- PSM. The Industrial Plots can be converted to commercial use with the prior permission of MIDC on payment of the additional premium.

IT ACTIVITIES ON MIDC LAND

Many big IT parks have come up in Airoli, Mahape, Turbhe and Nerul area.  Many industrial plot holders have already converted their plots for IT / ITES activities. Any Industrial Plot measuring more than 2,000 Sq Mtrs can be converted to IT use with the prior permission of MIDC. The FSI for IT plot is 3.0.  The Government of Maharashtra vide its resolution No ITP -2013 / CR-265 / Ind-2 dated 25th Aug 2015 has adapted a new IT policy. Dhirubhai Ambani Knowledge City

Dhirubhai Ambani Knowledge City, often abbreviated as DAKC, is a technology park located on Thane–Belapur road near Kopar-Khairane in Navi Mumbai, India. TURBHE

Turbhe is a suburb of Navi Mumbai. Turbhe railway station is on the Harbour Line of the Mumbai Suburban Railway network. It is a Junction station and is located in the node. The station is accessible from the Thane–Belapur road on the eastern side and the NMMT depot on the western side. It takes 10 minutes to travel from Turbhe Railway Station to MIDC.

MAHAPE

Mahape is the biggest industrial hubs in Navi Mumbai. Millennium Business Park, a government-owned IT park, is situated here. Also, many of IT vendors, like Mastek and Hexaware Technologies are among the companies to have corporate offices here. Mahape is well connected from Vashi, Thane, and Panvel. It is also close to the Dhirubhai Ambani Knowledge City (DAKC) and Dhirubai Ambani Life Science Centre. MIDC Mahape also had a chemical factory named NOCIL which was also bought by Mukesh Ambani’s Reliance Industries Limited and converted into Reliance Corporate Park which houses numerous offices of RIL. Mahape also has Asia’s first Tier4 datacenter called Ctrls. It takes 1 minute to travel from Ghansoli Railway Station to Mahape MIDC.

KOPAR KHAIRANE

Kopar Khairane is a node of Navi Mumbai. It was built mostly on reclaimed land by the City and Industrial Development Corporation (CIDCO). On the Thane-Belapur road side of the station is located the enormous Dhirubhai Ambani Knowledge City (DAKC), the headquarters of Reliance Communications – the largest CDMA telecom operator in India. Also located closely is Millennium Business Park (MBP). This node is located between Ghansoli and Turbhe on the Thane-Vashi railway line. It takes 2 minutes to travel from Kopar Khairane Railway Station to MIDC. 

RABALE

It is mostly an industrial area with small and medium-sized industries. The average commercial property rates in Rabale, Navi Mumbai is Rs 2665 per Sq Feet. The rates may vary depending on the amenities and structures on the plot. An added attraction of factories located in Rabale is that it lies out of octroi limits. It takes 9 minutes to travel from Rabale Railway Station to TTC MIDC Industrial Area, Navi Mumbai.
