Every Industrial Area developed by MIDC shall have minimum of 10 % reserved area as Open Space , 5 % reserved for Amenities and 20% for Support Services. Considering the requirement of Land for establishing Industries under Expansion, FDI and Mega Project and to meet the requirements of the applicants, MIDC vide circular dated 2nd December 2022 has issued guidelines for Changes/Modification in the Layout of Industrial Areas of MIDC. The salient features of the circular are as under:
- Conditions Precedent: The Plots so applied must have been proposed in the auction for 3 times and no demand has been received for the said plots.
- The application is to be submitted to the Minor Committee appointed by the MIDC with Prior approval of the CEO.
- Conversion of Open Space for Industrial Use:
- Conversion of Open Spaces with plantation:
a. May be allowed in special case subject to submission of Plantation history. (Numbers, Types, Age).
b. Allotment for additional Tree Plantation/Gardening: Sometimes the Entrepreneur demands the adjacent plots under expansion; the plots may be allotted subject to knowing the development plans.
B. Conversion of Open Spaces without plantation:
Conversion of Open Space without Plantation can be allotted subject to remaining parcel with the authority shall remain in regular shape and must have proper access roads.
In case after division if the remaining parcel with MIDC doesn’t have any access road or shifting of HT Lines is required, the cost and responsibility shall be of the Applicant to whom the plot is allotted.
- Conversion of Amenity Space/ Support Services Space for Industrial Use:
Application can be considered subject to ratio of Minimum space reserved as per DCR is met. The surplus Land can be allotted if the remaining parcel let with the MIDC is in regular shape and having proper access road.
In case after division if the remaining parcel with MIDC doesn’t have any access road or shifting of HT Lines is required, the cost and responsibility shall be of the Applicant to whom the plot is allotted.To know the complete guidelines, Click Here.
